How a job works, step by step

Five steps, the same for a single crack and for a full perimeter system. You know the scope and the price before anything is booked.

Step 1

You call or send the form

Tell us what you see, when it happens and where in the basement. Photos help. We agree on a time for a visit.

Step 2

Assessment at the house

Inside: walls, floor edge, cracks, floor drain, sump pit, window frames. Outside: the slope of the ground, downspouts, window wells, paving against the wall. You are shown what was found as we go.

Step 3

Scope and price in writing

The quote states which walls or fixtures are treated, the method, the materials, what is removed and reinstated, how long it takes and the price. If the answer is a downspout extension, it says that.

Step 4

The work

Floors and paths used by the crew are covered, the work area is sealed off from the rest of the house, and the site is cleaned at the end of each day.

Step 5 — test and paperwork. Drains, pumps and valves are run with water before the crew leaves. You receive an itemized invoice; for a backwater valve or sump pump it is the document the City of Toronto asks for with a subsidy application.

Before the visit

Four things worth noting down

They shorten the assessment and make the diagnosis more certain.

When it leaks

During rain, a day later, only in the spring thaw, or all the time.

Where it shows

Which wall, how high up, at a window, a crack, or the floor drain.

What the water looks like

Clear water is groundwater. Grey or smelly water points to the sewer.

The age of the house

It tells us the likely foundation type and what the original drain is made of.
